Matt Root is the Co-Founder, Managing Partner and Chief Executive Officer of Parallel Capital Partners. Parallel Capital Partners is a private real estate company that acquires, owns and operates high quality properties in select long-term growth markets, primarily in the western United States, including Hawaii. Matt has primary responsibility for the firm’s investment management activities, co-chairs its investment committee and serves on its senior management committee.

Career Overview

Matt has more than 22 years of real estate investment and management experience as a principal. Throughout this time he has worked extensively in property acquisitions & dispositions, financing, leasing, asset and portfolio management. He has also been intricately involved as an entrepreneur in the formation and capitalization of companies and new investment initiatives, including ventures formed for the acquisition and ownership of individual properties and portfolios. Matt has directed the acquisition of over 20 million square feet of real estate assets valued in excess of $4 billion, predominantly located on the west coast and Hawaii. He has also arranged and structured over $2 billion of both equity and debt positions and has direct experience in structuring permanent capital and securitization structures to maximize the returns on real estate related assets and investments. He also has a long history of sourcing and fostering strategic joint venture relationships with institutional private equity funds and other co-investors, having successfully sourced and completed more than 45 separate joint venture projects, both for single assets and portfolios of properties, valued at over $1.5 billion. The proven ability to create value and mitigate risk over the last 15 years has resulted in joint ventures with institutional co-investors such as Angelo, Gordon & Co, GE Capital, Starwood Capital, Allstate, The Praedium Group and Invesco, among others.

Past Experience

Matt began his real estate career in 1990 as a turnaround and restructuring specialist at The Lomas Santa Fe Group, a private investment and development group based in Solana Beach, California. He subsequently joined American Assets, a private investment group based in San Diego as a Senior Asset Manager. In 1997, he joined The Shidler Group ("TSG"), one of the nation’s most successful opportunistic and value-added real estate investment firms, as partner in charge of acquisitions, leasing and dispositions. During that period, Matt spearheaded TSG’s private equity joint venture platform which was focused on opportunistic acquisitions in partnership with private equity and institutional co-investors. He was a key principal in overseeing TSG’s acquisition of over two million square feet of industrial and commercial real estate product located primarily in Southern California, much of which was ultimately rolled into the formation of a large, private real estate operating company known as Westcore Industrial Properties. Matt also has experience in the public capital markets, having served from 2008-2012 as an executive, founding partner, and Chief Investment Officer of Pacific Office Properties Trust, a small cap public REIT which was formed by way of reverse merger with TSG in 2008. In 2012, Matt co-founded Parallel Capital Partners, which is focused on private equity real estate projects, primarily located in the western U.S. markets.
